Investment Real Estate Analysis

RE/MAX Commercial Brokers, Inc. can help whether you are looking to sell investment real estate or purchase it.

Our licensed brokers can assist commercial investors with every aspect of the analysis. Investment Analysis is a very specialized field requiring years of expertise. Our team has in depth resources to assist in the process from Excel spreadsheets to proprietary software that measures all aspects of an investment deal.

The most common measure of an investment deal is a Capitalization Rate (“Cap Rate”). Our team focuses on the more in-depth investment measures like Cash-on-Cash returns, before and after-tax Investment Rates of Return (“IRR”) all the way up to Net Present Value (“NPV”) calculations, and Capital Accumulation. All of these measures are performed with the purpose of providing the investor with a better understanding of the performance of the investment.

Why Work with Us

Experienced Investment Team

Our team includes multiple Certified Commercial Investment Member (CCIM) designees specifically trained in investment analysis. To attain this degree, agents are required to have over 250 classroom hours and a resume that typically includes over $20 million of transaction experience. Our agents and brokers have access to competitive market data for sold transactions and access to the largest databases full of investment real estate opportunities.

Large Network

RE/MAX Commercial Brokers, Inc. is part of multiple networks. Aside from being part of one of the largest real estate companies with close to $20 billion dollars of annual transactions, we are members of the Certified Commercial Investment Member Institute and well as the Society of Office and Industrial Realtors.

In addition, RE/MAX Commercial has members around the globe in ICSC (Innovating Commerce Serving Communities) formerly known as the International Council of Shopping Centers which hosts the largest commercial investment real estate in the country with members from around the globe. All this ensures our investors have access to the most current resources for investing in commercial real estate.

Valuation Assistance

Dispositions

Prior to considering a disposition, brokers frequently perform Broker Price Opinions (“BPO’s”) also known as Broker Opinions of Value (“BOV’s”). These are not considered to be appraisals but an educated opinion as to what the price of a property should be. This is even more important with an investment transaction.

Acquisitions

While we are not licensed appraisers, we have relationships with the best appraisers in the local marketplace. Getting an appraisal is a key component of the investment acquisition process. Most lenders require an appraisal. Our team works with many Masters of the Appraisal Institute (“MAIs”) who perform commercial appraisals. These experienced investment professionals know how appraisals work and are key to ensuring a successful transaction.
